If you click on the tab for “Other Sales in Your Area,”
you’ll see something like this:

This link provides a listing of every home sale within 5000
ft (just under one mile) of the subject property. This obviously will vary from property to property. It’s presented in order of distance from the
subject property. Sadly, there’s not
much that can be done with this data except for viewing the pages. There’s no way to sort or filter the data to
assist the general user with searching for comparable properties. I opted to cut-n-paste the data into Excel to
sort and filter as needed within Excel.
There are three items to note on this page. The first is the column for “Sale
Validity.” This is relevant because the
County Assessor’s office will only consider “valid” home sales for comps. I’ll admit that I still don’t know which ones
they are willing to accept as valid besides “X.” And this leads appropriately into the second
point, which is the “glossary” button.
This button provides some simple help text, such as a list of the
validity codes and their meanings.
The last item is the map legend at the top of the page. This function provides a map of the home
sales and allows for some filtering and formatting. (Not currently functioning for 2019 data.)
NOTE: At first, it
looked like the County Assessor’s office changed the format of this data. The column for “total living area” has values
that don’t reflect the correct square footage for the property.
Sometimes the amount is the base square footage, sometimes
the amount includes a finished basement area. It's not consist. In this example, it might be including the main dwelling (1495x2), the unfinished
basement (849) and the overhang (39) but not the porch.

Unfortunately, this makes this report pretty worthless for
searching for comparable properties. Basement living area is simply not included in the square footage when selecting comparable properties, and certainly not decks and patio areas. Perhaps the County Assessor’s office will get it corrected some time
soon.
